Georgian Bay is home to one of the largest concentrations of island cottages anywhere in the world. The eastern shoreline alone — the stretch from Parry Sound down to Honey Harbour and Midland — encompasses tens of thousands of islands, and a significant proportion of them have cottages ranging from simple seasonal camps to large four-season retreats. Insuring an island property on Georgian Bay comes with a distinct set of considerations that don’t apply to road-access cottages.

Water Access as a Primary Rating Factor

Every island cottage on Georgian Bay is, by definition, a water-access property — and this is the first and most significant factor that affects how insurers underwrite and price these properties. Emergency response to an island requires a boat or, in some cases, a helicopter. During shoulder seasons when ice is forming or breaking up, even experienced boaters may not be able to reach an island safely.

For fire response specifically, Georgian Bay Township and neighboring municipalities have invested in marine firefighting capabilities, and several fire departments in the area operate fire boats or have agreements with the Ontario Provincial Police or Coast Guard. However, even with marine response available, the time required to reach a remote island, connect equipment, and begin suppression is considerably longer than for a roadside structure.

Most island cottage policies include seasonal vacancy conditions requiring winterization, but some insurers who write Georgian Bay properties specifically are familiar with the access challenges and may have provisions for documented cases where winterization was delayed by unsafe ice conditions. Discussing this with your broker before the off-season begins — not after — is important.

Construction and Replacement Cost on Islands

Building and maintaining a cottage on a Georgian Bay island costs considerably more than comparable construction on the mainland. Materials must be barged to the island, and in some cases ferried by smaller watercraft across exposed open water. Skilled tradespeople charge for boat time and travel. Structural foundation work on Shield granite is specialized and expensive.
