Renting Your Ontario Cottage on Airbnb: What It Means for Insurance

Most standard Ontario cottage insurance policies exclude or restrict coverage during paid rental periods on Airbnb or VRBO. You must disclose rental activity to your broker before listing, as failure to disclose can result in claim denial or policy cancellation. A rental endorsement or standalone short-term rental policy is generally required to maintain coverage while renting.
Short-term rental platforms like Airbnb and VRBO have made it easier than ever for Ontario cottage owners to generate income from their properties when they’re not using them. But before you list your cottage, there’s an important conversation you need to have with your insurance broker — because renting your cottage, even occasionally, can significantly affect your coverage.
Why Rental Activity Changes Your Insurance Picture
Standard cottage insurance policies are typically designed for personal recreational use — your family and invited guests enjoying the property. When you begin accepting paying guests through a rental platform, the risk profile of your property changes in ways that insurers take seriously.
Paying guests are strangers. They don’t know the quirks of your property, they may be less careful than guests you know personally, and they may use the property in ways you wouldn’t anticipate. From an insurer’s perspective, more frequent occupancy by unknown parties increases the risk of damage, theft, and liability claims.
Most standard cottage policies either exclude or significantly restrict coverage when the property is rented for compensation. This means that if a paying Airbnb guest starts a fire, breaks plumbing, or injures themselves on your dock during a rental period, your insurer may deny the claim — even if the damage or injury would otherwise be covered.
What You Need to Do: Disclose and Discuss
The most important step is to contact your broker before you list your property. Failing to disclose rental activity is a material misrepresentation, and it can result in a claim being denied or your policy being voided.
When you disclose rental activity, your broker can explore a few options:
Rental endorsement. Some insurers offer an endorsement or rider that extends your existing policy to cover short-term rental periods. This typically adds coverage for tenant damage, rental income loss, and liability during rental periods. Premiums will generally increase, but you gain the peace of mind of knowing you’re actually covered.
Standalone short-term rental policy. Depending on how frequently you rent and the volume of income involved, a standalone vacation rental policy or a package that combines personal use and rental coverage may be more appropriate.
Airbnb’s Host Guarantee and AirCover. Airbnb provides some level of protection for hosts through its AirCover program, but this is not insurance — it is a platform guarantee with significant limitations. It should not be relied upon as a substitute for proper insurance coverage.
What Typically Happens Without Disclosure
If a claim occurs during a rental period and your insurer discovers you were renting the property without disclosure, the consequences can be severe. The claim may be denied. In some cases, the insurer may apply a policy condition that voids coverage retroactively. You could also face difficulty obtaining coverage with other insurers if you have a prior non-disclosure on record.
The risk simply isn’t worth it. The additional premium for a rental endorsement is modest compared to the potential cost of an uninsured loss.
Tax and Bylaw Considerations
While this article focuses on insurance, it’s worth noting that short-term rental activity in many Ontario municipalities is increasingly regulated. Some townships in cottage country now require rental licences and impose rules around occupancy limits and safety inspections. These requirements are separate from insurance but equally important.
